The signing of an agreement with the residents association of Las Flotas will allow the rehabilitation of the old school (11/12/2018)

The City Council of Alhama has signed an agreement today with the residents association of Las Flotas for the cession of precarious use of the school of this deputation, municipal ownership.

Through the agreement, the Consistory allocates a game of 15,000 euros from the 2018 Budget for the rehabilitation and putting into use for social and cultural activities of that space, of 154 m2 and two floors, and its plot, of about 700 m2.

In addition, it is committed to streamlining the authorization periods of the proceedings as much as possible, as well as providing advice.

The residents association of Las Flotas is committed to carry out the work within a maximum period of two years.

For this purpose, it will be responsible for contracting the project and its execution, as well as requesting the necessary authorizations and permits.

In addition, you can request the bonus of the Building, Installation and Works Tax (ICIO) to the extent permitted by the current Municipal Ordinance, and you must assign ownership of the works to the City Council.

The putting into use of the building requires an integral rehabilitation due to the deficient conditions of health, safety and accessibility.

They are necessary, among others, works of pavements, coatings, interior and exterior carpentry, glazing, painting, thermal installations, plumbing, electricity, lighting and fire.

Once the works are completed, the association will take care of the maintenance of the facilities, and their actions will be coordinated with the Consistory.

It will also be responsible for hiring and paying for water, electricity and other supplies.

The agreement establishes with a validity of two years, extendable to two others by express agreement of both parties.

Current status of the old school of Las Flotas

The original use of the building was teaching on its ground floor and housing on the first floor.

Later it was used as a home in both plants, and in recent years remains unused.

The ground floor has a hall that connects with the staircase and laterally with a diaphanous room that originally was the classroom.

From this it is accessed through a door to a backyard northwest of the main volume.

On the north side of the patio there is a smaller body that houses a bathroom.

The first floor (originally the home of the teacher and his family) is divided by simple brick walls that separate bedrooms, living room, and kitchen, without doors or frames.

The vertical structure is brick and the horizontal, although it remains hidden, it is presumed to consist of unidirectional reinforced concrete slab.

It does not present important structural damages, only some cracks in the northwest wall.

The most important is a horizontal crack next to the exit door to the patio.

Some diagonal fissures are also seen, mainly in the cloths that partition the holes in said wall.

The pavements are formed by irregular fragments of marble and other polished natural stones from the remains of some marble.

The interior linings in vertical walls and ceilings are a rough, unlined plaster.

The facades are covered with rough mortar finished with white paint.

In some areas it presents chipping.

In the vertical facade you can see a series of solid brick pillars.

In the lower part it has a plinth and some decorative elements formed by the aforementioned marble fragments.

The electrical installation is minimal, superficial and very precarious.
